Terms of Use

Welcome to Roomy (“we”, “us”, or “our”). These Terms of Use (“Terms”) form a binding agreement between you and Roomy when you access or use the Roomy mobile application (iOS and Android), our website at findroomy.io, and related services (collectively, the “Service”).

Roomy helps you browse verified listings, match with compatible roommates, chat safely, schedule property visits, manage listings as an owner, and receive personalized recommendations - including through Roomy AI.

By creating an account or using the Service, you agree to these Terms and our Privacy Policy, which explains how we collect and use your information. If you do not agree, do not use Roomy.

To use Roomy, you must be able to form a legally binding contract in your jurisdiction. Roomy is designed for people seeking housing and roommates, including students aged 15 and older.

If you are under the age of majority in your country, you may use Roomy only with the involvement and consent of a parent or legal guardian. We do not knowingly permit use by children under 13 (or the applicable age in your region) without parental consent.

You may not use Roomy if you have been previously suspended or removed from the Service, or if your use would violate applicable law.

You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us promptly if you believe your account has been compromised.

You may sign in with email and password or, where available, through third-party sign-in such as Google. Your use of those services is also subject to their respective terms.

You agree to use Roomy lawfully and respectfully. You must not:

• Post false, misleading, or fraudulent listings, profiles, reviews, or community posts
• Harass, threaten, discriminate against, or endanger other users
• Impersonate another person or misrepresent your identity, affiliation, or verification status
• Use Roomy for illegal activity, including scams, unauthorized subletting, or housing discrimination prohibited by law
• Scrape, copy, or reverse-engineer the Service or attempt to access it through unauthorized means
• Upload malware, spam, or content that infringes intellectual property or privacy rights
• Circumvent safety features, blocks, reports, or usage limits - including Roomy AI request limits for free accounts
• Use automated tools or bots to message users, create accounts, or manipulate rankings without our permission

We may investigate violations and take action described in Section 11.

If you publish a property listing on Roomy, you represent that you have the legal right to offer the accommodation described and that your listing is accurate - including title, description, photos, pricing, availability, amenities, house rules, and location.

• You are solely responsible for complying with local housing, tenancy, licensing, and safety laws
• You must honor visit requests and communications made through Roomy in good faith, or clearly update listing status when a property is no longer available
• You may pause, edit, or delete your listings at any time through the owner dashboard
• Roomy may remove or downgrade listings that violate these Terms or receive credible reports

Roomy is a platform that facilitates discovery and connection. We are not a landlord, broker, property manager, or party to any lease or rental agreement between users.

Roomy provides compatibility scores, recommendations, and discovery tools based on profile information such as budget, location, lifestyle, university, and preferences. Match scores are estimates to help you explore options - they are not guarantees of compatibility, safety, or suitability.

You agree that:

• Communications through Roomy - including private chats, group chats, voice messages, and visit requests - must comply with these Terms
• You will exercise your own judgment before meeting anyone in person, sharing financial information, or entering into housing arrangements
• You may block users and report inappropriate behavior at any time
• Enabling Private Profile limits what others can see, but does not remove your responsibility to communicate honestly when you choose to connect

Roomy offers optional identity verification to help build trust. If you submit verification, you agree to provide genuine government-issued documents and accurate personal details.

A verified badge indicates that we have reviewed a submission - it does not constitute a background check, employment screening, or endorsement of a user's character, financial reliability, or suitability as a roommate or tenant.

We may approve, reject, or revoke verification status at our discretion, including if documents appear altered, expired, or inconsistent with your profile.

Roomy AI is an assistant that helps you search for roommates and listings using natural language. AI responses are generated automatically and may be incomplete, outdated, or inaccurate.

• Do not rely on Roomy AI as legal, financial, immigration, or housing advice
• Free accounts receive a limited number of AI requests per day; Roomy Plus subscribers may receive expanded access as described in the app
• Voice input and transcription features may contain errors; review generated profile or listing content before publishing
• We may log AI conversations to improve the Service, as described in our Privacy Policy

Roomy offers optional paid plans under Roomy Plus, which may include features such as unlimited AI requests, access to high-compatibility matches, advanced filters, profile boosts, premium badges, group chat invites, and read receipts.

• Pricing, billing intervals, and included features are shown in the app at the time of purchase and may change with notice
• Subscriptions renew automatically unless canceled through your app store account settings before the renewal date
• Refunds are handled according to the policies of Apple App Store or Google Play, unless otherwise required by law
• We may modify, suspend, or discontinue premium features with reasonable notice where practicable

Payment and payout features for owners may be introduced in future releases and will be subject to updated terms.

You retain ownership of content you submit to Roomy - including profile information, photos, listings, messages, reviews, community posts, and voice recordings (“User Content”).

By submitting User Content, you grant Roomy a worldwide, non-exclusive, royalty-free license to host, display, reproduce, and distribute that content solely to operate and improve the Service - for example, to show your listing to other users, deliver messages, or generate recommendations.

You represent that you have the rights to share your User Content and that it does not violate these Terms or any third-party rights. Roomy's name, logo, app design, and underlying technology are our intellectual property and may not be used without permission.

We take reports of abuse seriously. You can flag listings, profiles, posts, or users for review, and block users to prevent further contact.

We may, at our sole discretion:

• Remove or restrict content that violates these Terms
• Suspend or terminate accounts involved in abuse or fraud
• Revoke verification badges or premium benefits
• Cooperate with law enforcement where required by law

We are not obligated to monitor all User Content but reserve the right to do so. Failure to enforce a provision in one instance does not waive our right to enforce it later.

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, ROOMY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

Roomy does not:

• Guarantee the accuracy of listings, profiles, or reviews
• Screen all users or conduct background checks by default
• Supervise in-person meetings, lease signings, or payments between users
• Ensure uninterrupted or error-free operation of the Service

TO THE FULLEST EXTENT PERMITTED BY LAW, ROOMY AND ITS TEAM WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE OR INTERACTIONS WITH OTHER USERS.

Some jurisdictions do not allow certain limitations of liability; in those cases, our liability is limited to the maximum extent permitted by law. Where liability cannot be excluded, our total liability for claims relating to the Service will not exceed the greater of (a) the amount you paid Roomy in the twelve months before the claim or (b) fifty US dollars (USD $50).

You may stop using Roomy at any time by logging out or deleting the app. You may request account deletion by contacting us; we will handle personal data as described in our Privacy Policy.

We may suspend or terminate your access immediately if you violate these Terms, create risk for other users, or if we discontinue the Service. Sections that by their nature should survive termination - including disclaimers, limitations of liability, and dispute provisions - will continue to apply.

We may update these Terms from time to time. When we make material changes, we will update the “Effective” date at the top of this page and, where appropriate, notify you through the app or by email. Continued use of Roomy after changes take effect means you accept the updated Terms.

If you do not agree to updated Terms, you must stop using the Service.
